Smithfield Works is Plug & Play

Posted: 17 March 2022

Smithfield Works is a new concept launched by Genr8 Developments that provides a flexible co-working space in the heart of Stoke-on-Trent.

Occupiers at Smithfield Works will have the option to take space on a flexible ‘turnkey’ basis and become part of an exciting business community that is being created at Smithfield.

We discussed with Andrew Cowell from OBI – the letting agents on the space – about the ‘Plug and Play’ concept and what this means for occupiers.

“The concept of ‘Plug and Play’ provides occupiers with an easy solution with no upfront costs. Occupiers receive a single monthly bill and have lease flexibility, – an approach following COVID that is highly valued by many businesses.

“Being able to offer this service at Smithfield, an exciting regeneration campus in the heart of Stoke-on-Trent, is a huge step forward in adapting the space available to align with what occupiers are looking for following an extended period of home working. The scheme delivers pioneering workspace where occupiers of all sizes are part of a wider community and enterprise, and innovation can thrive.

“Smithfield is home to many exciting businesses with brilliant growth trajectories. Smithfield Works will provide the perfect place for these companies to thrive by attracting and retaining talent who value working in a campus that has high-quality workspace amenity and service.

Phase 1 at Smithfield which comprises 210,000 sq. ft of Grade-A workspace in 1 & 2 Smithfield along with around 270,000 sq. ft of new public realm was completed in 2015. A 40 bed Hilton Garden Inn Hotel, a bespoke F&B offering in Restaurant Six and 151 high-quality build-to-rent residential accommodation in Clayworks opened on site in late 2020. Smithfield Works is the next stage of the Genr8 masterplan. The scheme has been hugely successful since launch with Andrew commenting that ‘the site will attract businesses from a number of sectors and all different sizes.’

“We are looking for forward thinking operators who want to create an environment that brings their teams together and makes their business more successful. We also want to make sure businesses we work with our aware of their carbon footprint with the next stage of development at Smithfield set to be the most sustainable yet.”
